Hassell's newly designed SA Water building completes the enclosure of the south-eastern corner of Victoria Square. Occupying a prominent site adjacent to St Francis Xavier Cathedral, it sits in a large public plaza that visually flows into the light-filled foyer. With a cafe, casual meeting areas and a signature sculptural function space, the ground floor is a vibrant contributor to the activity of Victoria Square.
Hassell develops a thematic idea based on the client's key business areas of water movement and colour. These have been interpreted to create an interior solution reflective of the client's brand and embraced by user groups. The light-filled spaces are linked visually and physically using colour, material, furniture and graphics. A healthy, integrated workplace environment that incorporates the latest approaches in corporate office accommodation has
been a key driver for the design of the building. Large floorplates of 2,200 sqm are linked by a generous atrium and central stair, bringing light and activity into the centre of each floor. Floors are linked both visually and physically, fostering interaction and collaboration within the workplace. An underfloor air conditioning system delivers conditioned air at floor level, enabling stale air to be efficiently removed from the work areas. Combined with high levels of natural light, energy efficiency, water efficiency and the
use of low off-gassing materials, the building sets new standards for corporate office accommodation.
SA Water highlights the way the design and performance of a building and its interior can be enhanced by ESD considerations The brief demanded and enabled the development of a sustainability rating process based on LEED Labs 21 and the Green Star Office Interiors tool, resulting in the highest possible rating. A combination of raw, low-impact materials, products and finishes has created a lyrical outcome within a challenging context. The project also demonstrates government leadership on ESD implementation and a robust approach to minimising life-cycle environmental impacts.
